Fall market opens with cautious optimism — deal pipelines are full

What Moved

The post-Labour Day return to markets brought a familiar pattern: full deal pipelines, cautious optimism, and the expectation that Q4 would be the most active quarter of the year. Private credit managers reported record pipeline values heading into September. PE sponsors had multiple processes running simultaneously. Real estate developers were pushing to close land acquisitions and construction financing before year-end. The collective momentum suggested that market participants had adapted to the tariff environment and were no longer waiting for resolution.

Why It Matters

For private markets investors, the fall deployment window was critical. Capital committed but undeployed — so-called "dry powder" — had been building through the cautious first half. The fall represented the best window to put that capital to work before year-end reporting deadlines. Investors evaluating fund commitments needed to move quickly, as several high-quality managers were approaching capacity limits on their current vintages. The shift from paralysis to action was palpable, and the institutions that had pre-positioned during the uncertainty were best prepared to execute.

Signal to Watch

The September BoC decision and the accompanying Business Outlook Survey would set the macro backdrop for the entire fall deal season.
